Design-Build means you no longer need to juggle multiple firms, consultants, or competing agendas to complete your remodel. Instead, you work with one aligned team, from the first sketch to the final finish.
At Kellow, your project’s drawings, selections, budgeting, consultant management, and construction, all happen under one roof, with everyone pulling in the same direction. Our in house designer collaborates directly with our field team and skilled carpenters, ensuring that what we design is exactly what we build.
We believe that the best projects begin with clarity. Our process is designed to create mutual understanding from the very beginning,about goals, investment, scope, and what it will take to bring your vision to life.

1. Initial Connection
Everything starts with a simple conversation. On your intro call, we listen to what’s important to you, and discuss initial ideas, constraints, and investment range. We’ll explore whether your goals align with what’s possible and whether we’re the right team for your project.
This is a no pressure, open discussion grounded in honesty and clarity. If both sides agree it’s a good fit, we move forward together.

2. Design Agreement
Before developing drawings or making selections, we enter into a Design Agreement. This sets expectations, defines roles, and ensures we’re working from a shared understanding of scope, possibilities, and direction.
During this phase you’ll see:
Documentation of existing conditions
Preliminary concepts and space planning
Early fixture and finish discussions
Budget alignment rooted in real construction numbers
The goal is a shared vision with no surprises.

3. Schematic Design
With the agreement in place, we develop layouts, review code implications, and shape the design in more detail. You’ll see dimensions, elevations, and potential strategies,supported by our team’s technical knowledge and experience navigating Santa Barbara’s permitting process.
We collaborate closely with you during this phase so each iteration brings the design closer to what you truly want.

4. Documents
Once the schematic direction is approved, we complete the technical drawings needed for permitting, pricing, and construction. This includes:
Dimensioned plans and elevations
Consultant coordination
Engineering and required reports
Fixture and material refinement
Everything is organized so the project can move into permitting and accurate pricing with confidence.

5. Pre-Construction
With drawings complete, we apply for permits, coordinate with city reviewers, and finalize remaining selections. You’ll meet your construction team, review the anticipated schedule, and understand the sequence of work.
When permitting is complete and the scope is fully defined, we present a contract price for the agreed upon scope, along with projected timelines.
Once we mutually agree to proceed, construction is officially scheduled.
6. Construction

During construction, your Project Manager and Site Superintendent oversee everything: quality control, safety, sequencing, trade coordination, and communication.You’ll receive:

7. Completion & Move In
As the project wraps up, we walk the home together, complete touch ups, and ensure that all details meet your expectations. After final inspections and approvals, your home is thoroughly cleaned and ready to enjoy.
We remain available for any follow-up items, warranty needs, or future questions,because our relationship doesn’t end when construction does.
